Mold inspection: free to ~$800
Many remediation companies (including us) offer free visual inspections with moisture mapping — we make our money fixing problems, not finding them. Independent hygienists charge $300–$800 for inspection with lab-analyzed air and surface samples, which makes sense in disputes (landlord/tenant, real-estate transactions, insurance fights) where you want a party with no stake in the remediation.
Be cautious of paid inspections from companies that also sell remediation — you're paying them to find work for themselves. Free inspection + written scope + your own judgment is the better sequence.
Remediation: what the ranges look like
Typical Southern California projects fall into these bands:
- Small contained area (bathroom corner, closet, under-sink): $500 – $1,500
- Single room with wall cavity involvement: $1,500 – $4,000
- Multiple rooms or HVAC contamination: $4,000 – $10,000
- Whole-home / post-flood with structural drying and rebuild: $10,000 – $30,000+
What actually drives the price
Square footage matters less than these factors: how much material must be removed and rebuilt (drywall, insulation, flooring), whether containment and negative air pressure are needed, whether the HVAC system is contaminated, and — the one most quotes omit — fixing the water source. A $2,000 remediation is worthless if the leak that caused it still drips.
That last point is why hiring a licensed general contractor for remediation often costs less in total: one crew handles the mold, the plumbing or roofing repair, and the rebuild, instead of three contractors with three mobilization charges and gaps in warranty coverage.
Will insurance pay?
If the mold resulted from a sudden, accidental event (burst pipe, water-heater failure, storm intrusion), most policies cover remediation — commonly with a mold cap of $5,000–$10,000. Gradual seepage and deferred maintenance are usually excluded. Documentation decides these claims: photos, moisture readings, and a clear causation narrative. We prepare all of it and work directly with adjusters.

Why do quotes for the same job vary so much?
Scope differences. One quote may cover only mold removal; another includes source repair, clearance testing, and rebuild. Compare line items, not totals — and be suspicious of any quote produced without moisture readings.
Is clearance testing worth paying for?
Yes. Post-remediation air sampling proves spore counts returned to normal before walls close up. We include verification in every remediation.
Can I just remove it myself to save money?
For a patch under ~10 sq ft on a non-porous surface, maybe. Anything larger, anything on drywall, or anything with a musty odor beyond the visible patch risks spreading spores through the home and usually costs more to fix afterward.
