The 7 warning signs
Any one of these deserves attention. Two or more together are a strong signal that mold is growing somewhere you can't see:
- A persistent musty, earthy odor — especially in one room, a closet, or when the AC first kicks on
- Dark spots, speckling, or fuzzy patches on walls, ceilings, grout, or window frames
- Paint or wallpaper that bubbles, peels, or stains for no obvious reason
- Warped baseboards, cupping hardwood, or soft spots in flooring
- Allergy symptoms (sneezing, itchy eyes, congestion) that improve when you leave the house
- A history of leaks, flooding, or plumbing repairs — even "fixed" ones
- Condensation that regularly forms on windows, pipes, or toilet tanks
Why "black mold" is about moisture, not color
The species people call black mold (Stachybotrys chartarum) needs sustained moisture — a slow leak, a damp wall cavity, saturated drywall. But color alone tells you little: dangerous molds come in green, white, and gray, and some black-colored molds are relatively benign. What matters is that any visible mold indicates a moisture problem that will keep feeding growth until the source is fixed.
That's why remediation that only wipes away visible mold fails. If the leak, condensation, or ventilation problem behind it survives, the mold returns — usually inside the wall where you won't see it until it's worse.
What to do if you spot the signs
Don't disturb it. Scrubbing or ripping out moldy drywall without containment releases spores through your home's air — and your HVAC spreads them. Skip the bleach: on porous materials like drywall and wood, bleach kills surface growth while leaving roots intact, and adds moisture that feeds regrowth.
